Housing Associations until recently did little in the way of development work; however Milnbank have taken the opportunity to initiate some new project and development work. This can be demonstrated through the development located at Corsock St, the Great Eastern Hotel site, Haghill Primary school and the regeneration of the Haghill area. The Association uses the services of a Development Consultant to execute its ventures.
When development work is available, the tasks involved include: - defining housing need and identifying schemes, appointing consultants, conducting a Feasibility Study to gather information on the existing building and residents residing within them.
From this stage draft proposals are compiled, costings are made and detailed proposals of the development are constructed. When the plans have been agreed they go to tender stage for pricing, decanting is carried out if required, a site start date is agreed and the improvement works are carried out.
On completion of the works, the building is then occupied, and during the defects year the contractor should put right any defects which occur.
